Domestic EPC

A domestic EPC is a legal requirement for any property in the UK that is looking to be sold or rented.
An EPC provides an energy efficiency rating for the property from A (most effificent) to G (least efficient).
The EPC is then valid for 10 years.

Fire Risk Assessments

Abestos Reports, and Removal

Documentation of a building via a professional survey. The report will detail the following;
location, type, and condition of asbestos-containg materials.
"If you’re the landlord, tenant or managing agent of a commercial property you may be responsible for managing asbestos, unless your contract or lease says otherwise."

Display Energy Certificates

A DEC is a display of the energy peformance for a building. This certificate also uses the A to G scale to show this rating.
If a public building has all of the following criteria then it must have a DEC;
- Atleast partially occupied by a public authority.
- Total floor area is over 250 square metres.
- It is frequently visited by the public.

TM44 Air Conditioning Reports

Any commercial building with an air conditioning system that has a combined total of 12kW output will require a TM44 inspection.
This is to make sure that your air conditioning system is energy efficient.
The report wil last 5 years, if this inspection is not done it can result in a £300 fine.
